Challenges

  • This project is located at the base of a condo building. Due to this reason, the exterior signage was a challenge as we had to coordinate everything between the city and the condo board.
  • The heating and cooling system was a challenge for the unit. It was a bit difficult tying in their system with the condo system.
  • The space itself has extensive custom millwork. All millwork had to be prefinished in the shop. And all the doors in the space are solid oak wood doors.
  • The fluted ceilings were also solid oak wood. This was challenging due to the weight that solid wood provides. Not only did we have to hang the slats so that the LED lighting could be integrated, but they also had to be structurally sound and supported so they stayed in place. We also had to provide access panels for the HVAC.
  • Scanning and core drilling was a challenge as we wanted to avoid any structural integrity and base building electrical.
  • The plumbing was also difficult as we had to go through the underground garage since the unit was on the main floor of a condo building.

Standout Features of the Project

  • One of the standout features of this project is the custom millwork. From the custom desks to the door surrounds, to the ceiling features, the colour remains the same, yet the textures provide visual interest. This gives the space a cohesive and modern look.
  • The moss wall in the space is a great feature. It adds some biophilic into the space and adds a touch of nature inside.
  • The transitions from the tile hallways to the LVT offices are seamlessly done, not only do look cohesive, but also for safety as well.
  • All the custom signage with their logos and lit up are a beautiful accent to the space.
  • While the doors and the ceiling features being solid oak wood were a challenge, it’s also a feature as well. It’s a higher quality product used within the space.
